point of order: Kentucky is already a Christian nationalist haven. They re-elected the body of Moscow Mitch just a couple years ago!

A couple of well-to-do liberals could sink this whole project in a year.

One party is white and plays the conservative. Another party plays the liberal. Even better to have additional parties that are minorities with differing pollical acts.

Kentucky is a one-party recording state. You can guess where I'm going with this.

I'll guess — maybe Kentucky has a state law making it illegal to discriminate in housing based on political affiliation. I'm unaware of a federal law that makes it a protected class (like, say, race or national origin), but if Kentucky has a law like that and someone records it happening, I assume that would be an issue.
